Step 1: PRICING
The most important step in selling your home is pricing it correctly from the onset. There are many factors that determine a home’s value including location, market conditions, and condition of home. At Energy Realty, we stay updated and knowledgable on the market conditions the neighborhoods we sell in so that we can balance how these factors impact the Comparative Market Analysis and other reports for similar homes sold.
Step 2: STAGING
The first step to selling your home is to make sure it is showcase ready. Buying a home is an emotional purchase and it is our job to make sure your home appeals to the largest percentage of buyers. We don’t just work with sellers, we also work with buyers, so we know what they are looking for. We will make the recommendations for preparing your home for sale with a minimal expense to you. That first impression is lasting!
Once repairs are complete, we will send a Professional Home Stager, if necessary, to make sure that the selling features of your home are highlighted. This is a complimentary service we offer with all of our listings to make sure that your home stands out from other homes on the market.
Step 3: PROFESSIONAL PHOTOGRAPHY
95% of buyers select the homes they want to see from the internet. The photos that go on MLS and other sites will either draw buyers to your home or keep them away. All of our listings are photographed by a professional photographer, and we are now implementing video tours on both HAR and Zillow for the majority of our listings. Listings won’t go live on the internet until photographs are ready so we don’t lose valuable market time!
Step 4: MARKETING
We cannot promise to be in your home every time it is being shown, but we can make sure that the buyer’s agents have all the necessary information to sell your home. Beautiful color brochures/fliers will be placed in your home for buyers to take with them. After looking at 10 homes, we want yours to stand out! In addition, a Property Book will feature information about the neighborhood, schools, seller’s disclosure, etc…. In addition, we build and execute online, social media, email blasts, and print marketing campaigns to reach potential buyers wherever they might be looking.
Step 5: OPEN HOUSES
Our final task is to bring as many buyers into your home so we can get a Contract! We believe in Frequent Open Houses to keep them coming. Today’s buyer uses the HAR website to find out about open houses, and they are out doing their homework on the weekends. We want to be open for viewing as often as possible until your home sells.
Step 6: COMMUNICATION
There is nothing worse than listing your home with a Realtor and then not hearing from them. Selling your home can be stressful and leave you full of anxiety. Our Realtors will contact you on a Weekly Basis to keep you updated on the sale of your home. Our goal is to make selling your home as smooth as possible.
