How We Manage Your Property

We run our operations on Buildium, a secure, industry-standard property management platform. What that means for you:

  • Online applications & records – All rental applications are processed through Buildium. We maintain complete property files and rent ledgers in one place.
  • Owner portal (24/7 access) – Log in anytime to view real-time financials and downloadable reports.
  • Tenant portal – Residents pay rent online and submit maintenance requests from any device, keeping communication clear and trackable.
  • Transparent reporting – We provide organized reports covering applications, rent activity, and property records so you always know where things stand.

Eviction Assistance

Our screening standards are designed to reduce risk up front. If an eviction becomes necessary, we’ll guide and coordinate the process professionally and transparently.

What we do

  • Coordinate next steps and keep timelines moving.
  • Communicate with relevant parties (e.g., attorneys, process servers, the court or sheriff’s office) as needed.
  • Provide status updates and documentation so you’re never in the dark.

Fees & responsibilities

  • Owner-paid costs: All legal and governmental costs—such as court filing fees and, if applicable, sheriff’s fees—are the owner’s responsibility.
  • Our coordination time: Per the Management Agreement, administrative support related to eviction may be billed up to $50/hour when the case becomes unusually time-intensive. In typical cases we don’t bill this hourly time, but the clause exists for rare, tedious situations.
  • Management fee: There is no automatic reduction of the management fee to $100 during an eviction. Any fee adjustments would be handled per the terms of the Management Agreement.
