August is typically a slower month in Houston real estate as families settle into new school-year routines, but this year’s seasonal slowdown has been intensified by broader market conditions. We are currently experiencing the highest number of homes for sale that we have seen in 10 years, while mortgage rates have climbed to their highest level in 13 months.
For sellers, this combination of increased competition and reduced buyer purchasing power has made 2026 a particularly challenging year. Buyers have more choices, are taking longer to make decisions and are paying close attention to both price and condition.
As we head into the fall market—traditionally Houston’s second best selling season—there is still an opportunity for activity to rebound. Even a half-point decline in mortgage rates could improve affordability, bring more buyers back into the market and create renewed momentum. If rates remain elevated, however, homeowners who do not need to sell immediately and are focused on capturing a higher sales price may benefit from waiting until 2027.
Homes are selling this year, but sellers may need to adjust their expectations. This is not a market where aspirational pricing is being rewarded. Properties that are well prepared, presented beautifully and priced in line with current buyer expectations have the strongest chance of attracting an offer.
Today’s market is both price-sensitive and condition-sensitive. If you need to sell before the end of the year, working with an experienced real estate professional is more important than ever. The right guidance can help you understand the competition, prepare your home strategically and establish a price that gives you the best opportunity to sell without leaving unnecessary money on the table.
We are closely monitoring buyer activity, inventory, interest rates and neighborhood-level sales to help our clients make informed decisions. Whether you are considering selling this fall or wondering if waiting until 2027 would be the better financial choice, we are here to help you evaluate your options and create a strategy tailored to your goals.
