As we move into the final quarter of 2026, Houston’s real estate market continues to face some significant headwinds. Mortgage interest rates have been climbing again, approaching 7.5%, while economic uncertainty, the upcoming midterm elections, and changing buyer confidence are contributing to a slower fall market.
Interestingly, Realtor.com identified September 27–October 3 as the best week of 2026 to buy a home, based on historically favorable inventory, pricing, and competition. Yet despite these buyer advantages, we’re seeing many prospective purchasers remain on the sidelines.
Houston buyers have more choices, but higher borrowing costs and economic uncertainty are making them increasingly cautious. They’re taking longer to make decisions, negotiating more aggressively, and paying closer attention to a home’s price and condition.
The reality is that today’s market is not forgiving of overpriced homes or properties that don’t compare favorably to the competition.
We’re Still Selling Homes at Energy Realty
Despite these challenges, Energy Realty continues to sell homes, including our own listings. Our success isn’t because we’re immune to market conditions. It’s because we’re actively advising our clients on what it takes to compete.
Sometimes that means recommending a meaningful price adjustment. Other times, it means improving a property’s presentation, addressing maintenance concerns, or finding creative ways to attract buyers through incentives and strategic marketing.
And sometimes, the best advice we can give a seller is not to sell right now.
For homeowners who have flexibility and aren’t willing to adjust their expectations to today’s market, we may recommend postponing their listing or temporarily taking their home off the market until conditions become more favorable.
That’s not giving up. It’s making a strategic decision based on the client’s goals, the competition, and current buyer demand. Of course, there’s no guarantee that waiting will result in better market conditions, so every situation needs to be evaluated individually.
Opportunity Still Exists for Buyers
For buyers who are financially prepared, this market presents opportunities we haven’t seen in several years.
With less competition and more inventory, buyers may have greater negotiating power on price, repairs, closing costs, and even seller contributions toward an interest-rate buydown.
While mortgage rates are higher than anyone would like, the ability to negotiate favorable purchase terms can make buying now an attractive option for some households.
Experience and Strategy Matter More Than Ever
Real estate is always changing, and successful Realtors must adapt with it.
At Energy Realty, we’re focused on staying ahead of market conditions, strengthening our marketing, and providing honest, informed advice—even when that advice involves difficult conversations.
Our job isn’t simply to list homes. It’s to help our clients make the right real estate decisions at the right time.
Whether you’re buying, selling, or considering waiting until 2027, we’re here to help you evaluate your options and develop a strategy that makes sense for your goals.
