January Market Update: A Strong Start to the Year

As anticipated, January has kicked off in full swing with increased activity across the market—and a welcome shift in interest rates. For the first time in nearly two years, rates have dropped below 6%, bringing renewed buyer interest and momentum as we head into the new year.

As economists weigh in on 2026 market predictions, I agree with the general consensus: 2026 is shaping up to be a more robust year for real estate sales. However, with higher inventory than we’ve seen in years, this will remain a buyer’s market for the most part, with home prices expected to stay relatively stagnant rather than rise sharply.

This is exactly why January is such a great month to list—rather than waiting until spring. Over the past three years, January through April have consistently been our strongest selling months. If you’re considering selling this year, now is the time to call a professional and put a strategy in place instead of waiting and competing with a larger wave of spring listings.

Another important factor to consider is interest rates. Over the last few years, we’ve seen rates climb again by spring. Listing now allows you to capture motivated buyers while borrowing costs are still lower, which directly impacts what buyers can afford—and how competitive they’re willing to be.

If your home did not sell in the last quarter of the year, this is also a great time to revisit your plan. Buyers simply were not out in force during the final months of the year. Talk with your Realtor about relisting in 2026 and refreshing your listing on the market with updated photos, pricing strategy, or presentation.

In a buyer’s market, condition and updates matter more than ever. If a home is not selling, it comes down to presentation or price. Longer days on market almost always cost a seller more money than making the right updates upfront. A conversation with your Realtor about simple improvements or staging adjustments can make all the difference.

The market is moving, buyers are paying attention, and opportunity favors those who act early. If selling is on your radar this year, January is a smart time to get started.
