As we head into spring—a season traditionally known for peak home sales activity—Houston’s real estate market is telling a slightly different story in April 2025.

According to Realtor.com, the week of April 13 is projected to be the best time of year to buy a home, thanks to a combination of increasing inventory and softening prices. Adding to that good news for buyers, interest rates have dropped steadily over the past two weeks, now hovering near 6.5%—the lowest we’ve seen in months.

However, despite these buyer-friendly conditions, there’s an unexpected trend emerging: a slowdown in showing activity across many Houston-area markets during the month of March. While this dip is difficult to fully explain, concerns over a potential recession may be causing hesitation among both buyers and sellers, leading to a more cautious pace in the marketplace.

At the same time, housing inventory continues to rise when compared to this time last year, creating more competition for sellers and more options for buyers. But here’s the catch: today’s market is extremely price-sensitive. Homes that are not competitively priced are sitting—and in many cases, ultimately selling below market value after price reductions.

What Sellers Need to Know:

In any market—especially one with nervous buyers—Presentation and Price are everything. Buyers today are far more selective. They’re looking for value and are much less willing to overpay or take on renovation projects.

Here’s the strategy that works in this market:

  • Price at or slightly below market value. This creates urgency and can attract multiple offers, even in a cooler market.
  • Make sure your home shows beautifully. Staging, professional photography, and proper marketing are key to standing out.

While headlines may suggest a slowdown, the reality is that homes are still selling—but only when they’re priced right and presented well.
