For the third consecutive year, Energy Realty has hit the ground running in January, successfully
putting 29 homes under contract! After a quieter second half of 2024, I anticipated a market
resurgence in the new year, especially with the holidays and presidential elections behind us. I
also expected interest rates to decrease, reigniting the real estate market.

While I was right in predicting an energized market, interest rates have remained higher than
anticipated. That said, we did see a slight dip this week, bringing the 30-year mortgage rate just
under 7%.

Houston’s Housing Market: A Buyer’s Advantage
With inventory levels now above a four-month supply, Houston’s housing market has shifted to a
buyer’s market. Homes are staying on the market longer—84 days on average, compared to just
22 days back in June 2023.

Though buyers still hold the upper hand, homes that are well-priced and in good, updated
condition continue to sell at top dollar. In some areas, we are already seeing multiple offers as
pent-up demand, built up over the last two years, starts to re-enter the market, adjusting to the
reality of higher interest rates.

A New Normal for Buyers
Many buyers who were waiting for interest rates to drop below 6% have realized that rates in the
6.5% to 7% range are now the new normal. After months of anticipation, many have decided to
move forward despite the rate uncertainty.

It’s also worth noting that many economists had predicted rates would fall to 5% by the third
quarter of 2024, but that hasn’t happened. So, if you’re hearing predictions of interest rates
dipping below 6% this year—don’t hold your breath.
